CHECK-IN and CHECK-OUT TIMES 

Check-in time is 15.00 hours. 
Check-out time is 11am 
Charges apply for Early Check-in and Late Check-out.
Early Check-in and Late Check-out are subject to availability. 

STANDARD RATE INCLUSIONS 

 Unless stated otherwise, Room Rates are inclusive of breakfast, service charge 10% and government sales tax 7%. 
Minimum Stay

Peak Season 20 December – 07 January: Minimum 5 night stay required. 

MAXIMUM VILLA OCCUPANCIES 

One Bedroom Villas – 2A only *not suitable for children or infants *excluding “Baan Mina” & “Baan Wajda Noi”- 2A + 1C & 1 infant 

Two Bedroom Villas – 4A + 2C *excluding “Baan Jai Dee”, “Baan Nest”, “Baan Thammachaat”, “Baan Sook Sun”, “Baan Tonsai” & “Baan Wajda”– 4A + 1C 

Three Bedroom Villas – 6A + 2C *excluding “Baan Don”, “Baan Raj”, Baan Palang” – 6A + 1C 

Four Bedroom Villas – 8A + 2C 

Five Bedroom Villa – 10A + 2C 

*extra bed for children only 4-11 years with additional charges (not applicable in the One Bedroom Villas) 
*baby cot complimentary for all room types except One Bedroom Villas 

CHILDREN 

Due to local legal requirements, if you are travelling to Koh Jum with your children, please list your children’s ages. 
 
EXTRA BEDS*for children only 4-11 years 
Extra beds are possible in all villas except One Bedroom Villas. 
Extra Bed Charges are inclusive of daily breakfast and taxes. 
Children of 3years of age or younger can share a bed with parents at no extra charge. 
Baby Cots are provided free of charge(for all room types except One Bedroom Villas) 

CANCELLATION POLICIES AS STATED ACCORDING TO RATE PLAN SELECTION 

*Disclaimer – Please be informed if the incorrect guest email address is provided (with emails failing to be delivered) and we are unable to make contact with the guest by the phone number provided, the booking will be automatically cancelled according to the selected rate plan payment conditions and cancellation policies. 
 
Please be advised that a medical certificate will not justify a refund request or credit towards a future stay, if the cancellation is received after the full non-refundable deposit or balance payment has been processed. We strongly recommend purchasing travel insurance to cover any unforeseen travel cancellations. Once a non-refundable payment is made, changing or postponing the stay will be strictly prohibited.

Important: Travel insurance must be purchased at least 30 days before departure. If booking within 30 days of arrival, insurance must be purchased on the same day as booking confirmation. We strongly encourage you to consider this option to safeguard your stay. 

NO-SHOWS 

A reservation is considered “No show” if the guest does not arrive on the confirmed check-in date and up to that point has not informed the hotel team of any reason for a delayed arrival. The Resort reserves the right to charge a no-show fee of 100% charge of all booked and confirmed services. 

EARLY CHECK-OUT 

Early check-outs will be charged in full for the full length of stay as confirmed.
